One of the challenges we often experience are drainage issues. This is particularly common with patio installations. Drainage is key to successful patio installations. As is the case with any impermeable structure, drainage issues must be resolved prior to the patio installation. But, what happens when a homeowner asks us to address and resolve the drainage issue with an existing space? This was just the scenario that occurred on our recent project in Irving, TX.

When these homeowners contacted Archadeck of NE Dallas-Southlake, they were interested in having a stamped concrete patio and outdoor kitchen added to the back of their home. Additionally, they also had significant existing drainage issues on their property that needed resolution.

Resolving Drainage Issues With Care and Diligence

When we consulted with the homeowners they told us that the existing gravel and flagstone path that extended front to back on their property was a constant source of concern. The configuration of the landscape allowed rainwater to impede into the space, where it was basically “confined” and had nowhere to go.

Archadeck was very diligent and responsive to the issue and we made sure we fully understood the breadth of the issue before suggesting a course of action. The homeowners were even kind enough to send us picture in “real time” of how the area reacted during inclement weather. Once we had established a deep understanding of the landscape, soil conditions and root of the problem, we crafted a resolution that would bring them the most benefit and value.

Installing the French Drain

Archadeck removed the gravel and flagstone and first installed a gravity French system consisting of 6-inch PVC pipes and ten catch basins. This portion of the project extended out 200-feet. We also installed nine downspout connectors to the six-inch PVC pipes. This system allows gravity to divert the excess water from the area.

Archadeck then added more gravel to the existing gravel removed prior to the project and more flagstone.

The end result works like a charm! The area is now on the proper slope and the runoff is now diverted into the backyard which helps irrigate the area. Just look at these after images – WOW!
