This project was a welcome transformation for these Sunnyvale homeowners. The homeowners were tired of looking at a minimal area to spend time outdoors and wanted somewhere to actually sit outside. Archadeck of Northeast Dallas to the Rescue! We designed and built them a 20' x 13' cabana and now they're out there most evenings.
Starting From Scratch
Most jobs tie into a patio that's already there, or we're building off an existing porch. Not this yard. The clients wanted to replace what they had and start over from scratch. That meant more decisions than usual, so we walked the property with the homeowners and talked through their mornings, their weekends, and even whether they wanted to watch football out there. Placement and size came out of that conversation instead of being boxed in by whatever was already on the lot.

Navigating the HOA Process
A lot of people that live in Sunnyvale neighborhoods don't learn about the important steps involved in the HOA process. The city won't touch your permit application until your HOA signs off first. Miss that step or walk in unprepared and you're looking at weeks of delay while paperwork gets resubmitted. We took care of it. Went to the HOA meetings on the client's behalf, walked the board through the drawings, fielded their questions, and got approval without the homeowners having to sit through meeting themselves.
Built for the Long Haul
Twenty by thirteen feet of concrete, brushed finish. It doesn't get slick when it storms, and Texas storms show up fast in the summer.

The roof of the new cabana is shed style rather than a standard gable. This gives the space a cleaner, more modern look than a typical patio cover. The columns are built from chopped stone in the color nicotine, and we brought in gray Lueders stone to match the brick on the house, so the whole thing looks like it grew out of the property instead of an afterthought. One of the qualities that our clients find so endearing, is the fact that an Archadeck of Northeast Dallas project is designed and built to look original to your home and property.

A Custom Cedar TV Wall
We built out a custom cedar accent wall instead of hanging the TV. This feature gives the eye something to land on besides stone, and it warms the space up. The wiring runs down behind the wall, so nothing's exposed in front of the screen.

Electrical Package
The electrical package for this project included six can lights, a ceiling fan, and more. We used LP SmartSide panels on the ceiling instead of standard wood – few clients ask about SmartSide on the walkthrough, but it's why the ceiling won't sag or start rotting in a few years. Between the fan and the lighting, the space works perfect at night or in the middle of the day during an August heat wave.
Why Add a Cabana to Your Backyard
A structure like a cabana does more than provide shade. It adds real, usable square footage to a house without the cost of a full addition, and appraisers do factor in outdoor living space when it's built well, should the clients ever decide to sell. Additionally, it gives both kids and pets somewhere to play out of direct sun. It turns a yard into a place people gather. And if you're the type who hosts outdoors, having a dry, wired, shaded spot changes what you can plan around, birthday parties, sports watch parties, or just sitting outside on a random Tuesday afternoon!
For this family specifically, it turned their backyard into the place they spend most of their time.
