“A beautiful place to relax, entertain, and enjoy every season [that has] added lasting value to our home…“ This is how one Apex family describes an Archadeck project that transformed their underused patio space into a thoughtfully-designed, outdoor oasis they enjoy throughout much more of the year.
Design Challenge
The Apex homeowners came to us with a design challenge: they had a paver patio with a pergola that wasn't doing much other than taking up space. Although the pergola looked nice, it offered limited shade and little protection from the elements. Afternoon sun, evening mosquitoes, and heavy spring pollen often made the patio difficult to enjoy.
As our project manager explained, “The homeowners weren't trying to give up their outdoor space; they just wanted it to be usable without the negative components of the harsh sun, bugs, and pollen.” To help them reclaim their space, our team designed an open-gabled three-season porch with a ceiling fan and vinyl porch windows to replace the pergola, directly over the existing patio.
Preserving the Existing Patio
One of the project’s greatest advantages was the condition of the existing paver patio. Because the pavers were solid and showed no signs of cracking or settling, there was no need to remove and replace them. Keeping the patio in place allowed the homeowners to retain the foundation of the space they already had and avoid an unnecessary expense of rebuilding.
The existing pergola was removed and a new 210-square-foot three-season room was constructed in approximately the same location. The areas where the pergola posts had been installed were carefully repaired, while the rest of the patio remained intact. This practical approach helped the project stay aligned with the homeowners’ budget without compromising aesthetics or quality.
Building a More Comfortable Outdoor Room
The new three-season room features Eze-Breeze 4-Track windows, in beige to match the trim. These versatile vinyl windows provide protection from pollen, insects, and wind when homeowners need to adapt the space to changing weather or seasonal conditions. On pleasant days, the vinyl window panels can give way to screens, allowing fresh breezes to flow through, evoking the feel of a traditional screened porch.
The overall structure is supported by 6x6 Cox laminated posts, selected for their added strength and durability. For the railing, we installed Archadeck's Premium Porch Rail, featuring pressure-treated 2x4 top and bottom rails with black aluminum balusters. A sandstone-colored Larson storm door with a Screen Away feature provides another layer of flexibility, allowing the entry way into the space to vary between solid-glass and screened ventilation, as needed.
The roof ties into the existing side wall of the home and is finished with CertainTeed Moiré Black shingles, selected to complement the home’s existing roof, as were the black gutters. Inside, a cathedral-style ceiling with boxed rafters and beadboard adds warmth and architectural character to the finished space.
Navigating Apex Permits And Approvals
Because this project involved removing one structure and building another in its place, it required approval from the Town of Apex. Archadeck’s experience with local permitting helped the process move forward with efficiency and success. Our team also supported the homeowners through the required HOA approval.
The completed three-season room looks like an original part of the home rather than a later addition. By coordinating the roof and gutter colors, trim, and overall footprint with the existing house and patio, the design creates a seamless transition between indoors and outdoors.
