Adding Top Quality Outdoor Living Space May Increase Your Home’s Value

What prompts homeowners to add outdoor living space – their personal enjoyment, or visions of selling their house for a premium?

Both of these considerations enter into a homeowner’s decision-making process. But the timing of a new outdoor living addition says a lot. Some add or improve a deck or porch when they plan to stay for the foreseeable future. Others add or improve outdoor living spaces right before they list their home for sale.

It’s true. In the long run, having a new, high-quality outdoor living space can add value to your home should you decide to sell. In the meantime, you get to enjoy those outdoor amenities.

In the short run, Archadeck of West Central & Southwest Ohio has observed the opposite phenomenon. We have had clients engage us to build an outdoor living structure because they plan to sell their home. Their reason for making that investment is to add resale value.

As an Outdoor Living Brand, the Name “Archadeck” Says a Lot

Outdoor living structures built by Archadeck have something extra going for them. You could ask, “What’s in a name?” When it comes to Archadeck, the answer is, “A lot.” The Archadeck brand is recognized nationwide as producing a very high-quality product. Locally-owned Archadeck businesses such as Archadeck of West Central & Southwest Ohio design and build outdoor structures to last.

People discussing blueprints

Each owner of an Archadeck design-and-build outdoor living structure business learns “the Archadeck way.” All of Archadeck’s standard designing and building practices meet local building codes – nationwide – and some of our standards exceed code.

Homeowners aren’t necessarily aware of what’s going on behind the scenes at Archadeck to ensure top-quality design. What home buyers see is the mention of Archadeck in a home’s MLS listing. Many times a seller will point out, in their listing, that their outdoor living structures were built by Archadeck.

People spending time together on a deck

Archadeck of West Central & Southwest Ohio has a project we’re just finishing that fits that description. The client hired us for the sole purpose of upgrading a builder-grade concrete slab patio. To make this home more appealing to buyers, she added a deck and pergola combination designed and built by Archadeck.

Desire for Outdoor Living Amenities Grows Nationwide

The American Institute of Architects reported that requests for outdoor living structures have increased for the sixth consecutive year. That information was included in the AIA second quarter 2017 Home Trends Design Survey.

Covered Porch with outdoor kitchen

According to Realtor.com, home buyers are willing to pay a premium for a home with an outdoor living space. They recommend homeowners invest in exterior upgrades to increase the resale value of the home and appeal to potential buyers.

Outdoor fire pit

The Realtor.com website writes about which outdoor features will boost home values the most. Two of the most popular structures mentioned were barbecue stations and fire pits. With regard to fire pits, they noted few things more satisfying than roasting marshmallows over a fire pit’s crackling flames. Our clients would probably agree. In the Dayton and Cincinnati areas fire pits are very popular.
