Deck Renovation and Replacement in Greater Denver and the Foothills

Your deck has done its job. Twenty Colorado winters, a few hundred hail events, and 300 days a year of high-altitude sun will do that to a structure. If the boards are cupping, the railing moves when you lean on it, or you have started avoiding one corner of the deck entirely, you are past the point where another coat of stain solves anything.

An important note up front: we are a design-build firm, not a repair service. We do not patch decks, replace individual boards, or do handyman carpentry. Signs Your Deck Needs Replacing, Not Repairing

Most homeowners searching for a deck renovation already suspect the answer. These are the conditions where a rebuild is the honest recommendation:

  • Soft or dark wood where the deck meets the house. The ledger board connection is the single most common point of catastrophic deck failure. Water gets behind the flashing, the rim joist rots, and the fasteners lose their grip. This is not repairable in any meaningful way.
  • Posts set directly in concrete or in contact with soil. Common on decks built before the mid-2000s. The post rots from the inside out and there is no way to inspect it.
  • Undersized or shallow footings. Denver-area frost depth requirements mean footings need real depth. Older decks frequently have footings that heave every spring and settle every fall.
  • Railing you would not trust with a child leaning on it. Guardrails on decks over 30 inches must be at least 36 inches tall with balusters spaced under 4 inches. A great many 1980s and 1990s decks meet neither requirement. Read more about deck safety and what current standards actually require.
  • Widespread cupping, checking, and splintering. Once the surface of pressure-treated pine or cedar starts breaking down across the whole field, sanding and staining is a two-year fix on a structure with a bigger problem underneath.
  • You want a different deck. Sometimes nothing is failing — the deck is just too small, in the wrong place, at the wrong height, or blocking the mountain view you bought the house for.

If two or more of these apply, replacement is almost always the better value than staged repairs.

Why Denver-Area Decks Age Faster Than They Should

Decks here take a beating that decks in most of the country do not.

  • Altitude and UV. Denver sits a mile up, and the foothills communities we serve sit higher still. Thinner atmosphere means substantially more ultraviolet radiation reaching your deck surface. UV breaks down the lignin in wood and fades and chalks lower-grade composites. A finish that lasts five years at sea level may give you two here.
  • Freeze-thaw cycling. The Front Range runs through dozens of freeze-thaw cycles every winter — sunny 55-degree afternoons followed by hard overnight freezes. Water gets into a check in a board or a gap around a fastener, freezes, expands, and levers the material apart. Then it does it again the next day.
  • Snow load and spring storms. Our heaviest snows arrive in March and April, wet and dense, on structures that have already been fatigued by winter. Deck framing designed to an older, lighter standard is where you see the sag.
  • Hail. Metro Denver sits in the middle of the country's most active hail corridor. Hail damages deck surfaces, railings, and any covered structure above them.
  • Dry air. Low humidity pulls moisture out of wood, causing shrinkage, cracking, and fasteners that back out over time.

We design for all of this. Material selection, fastener specification, framing details, drainage, and flashing all reflect where the deck is actually being built — a deck in Evergreen at 7,200 feet is not detailed the same way as a deck in Westminster.

What a Full Deck Rebuild Includes

Our design-build process is turnkey. You are not coordinating a demo crew, a framer, and a permit expediter.

  1. Design consultation. We walk the property with you, evaluate the existing structure and its foundation, and talk through what you actually want the new space to do.
  2. Design and fixed quote. You receive scaled 2-D drawings or 3-D renderings so you can see the finished deck before we build it — and an exact price, not a range.
  3. Permitting and structural design. Every deck we build includes structural design services. We prepare and submit the plans, pull the permit, and manage the inspections.
  4. Demolition and haul-away. The old deck comes out completely, including footings where required. Debris leaves the site; it does not sit in your driveway for three weeks.
  5. New foundation and framing. New footings to code depth, properly treated and isolated posts, correctly sized beams and joists, and a ledger connection detailed and flashed to keep water out permanently.
  6. Decking, railing, and finish work. Surface material, railing system, lighting, stairs, skirting, and any built-in features.
  7. Final inspection and walkthrough. We do not consider a project complete until it passes inspection and you have signed off.

Projects typically mobilize for two to four weeks at a time. Our workmanship and structural warranties are among the most comprehensive in the industry, backed by a national company that has built more than 135,000 outdoor structures since 1980.

Material Upgrades Worth Considering on a Replacement

A renovation is the one moment where changing materials costs you almost nothing extra in labor, because the structure is coming apart anyway.

  • Capped composite and PVC. The majority of our replacement clients move from wood to composite or PVC decking. As an authorized builder for both TimberTech and AZEK and Trex, we can walk you through the real differences in heat retention, fade warranty, and texture rather than the brochure version. In a high-UV environment, the fade and stain warranty matters more than it does elsewhere.
  • Better framing than you had. Steel framing, or pressure-treated lumber with modern hardware and joist tape, dramatically outlasts what was standard on a 1990s deck.
  • Hidden fasteners and improved drainage. No more face screws backing out, and under-deck drainage that turns the space below a raised deck into usable patio.
  • Composite is not maintenance-free, but it is close. No sanding, no staining, no annual sealing — which in this climate is a meaningful reclaim of your spring weekends.

Permits and Code for Deck Replacements in the Denver Metro

Replacing a deck is a permitted project nearly everywhere we work, and the rules are not uniform across the metro.

  • Arvada. Any attached deck, or a detached deck more than 30 inches above grade, requires a permit, and exterior permits require a plan review with submitted plans. If you are hiring a contractor, Arvada requires a licensed contractor to be listed on the permit. We handle this.
  • Denver. Denver administers its own permitting process, which is more involved than most surrounding jurisdictions.
  • Jefferson County. All new decks, deck expansions, and replacement decks require a building permit.
  • The foothills — this one is new and it matters. Jefferson County's Wildfire Resiliency Code took effect July 1, 2026 for unincorporated properties in the county's Wildland Urban Interface. For covered projects, structure hardening requirements can include ignition-resistant framing materials and noncombustible deck surfaces, with the more demanding Class 2 standard applying in higher fire-intensity zones. The code is not retroactive — it attaches when you apply for a permit. For homeowners in Evergreen, Conifer, Morrison, Genesee, and unincorporated Jeffco, that means a deck rebuild permitted today is subject to material requirements that a deck permitted last year was not.

This is a real budget and design consideration, and it is one many contractors are still catching up on. We are not. When we design a foothills deck replacement, we specify to the code that will actually be enforced on your permit.

Deck Rebuilds in Arvada, Golden, and Across the Metro

  • Arvada. Arvada's older neighborhoods — the areas around Olde Town, Lake Arbor, and the ranch and split-level stock built through the 1970s and 1980s — are full of original decks now well past their service life. Many were built before current guardrail and footing standards. An Arvada deck rebuild is one of the most common projects we take on, and we know the city's plan review process well. Frequently Asked Questions

Should I repair or replace my deck?
If the damage is limited to a few surface boards and the structure underneath is sound, repair is reasonable. If there is rot at the ledger board, deteriorated posts or footings, or the deck does not meet current guardrail and framing standards, replacement is the safer and better-value choice. Archadeck is a design-build firm and handles full replacements only.

How long does a deck replacement take in the Denver area?
Once design is finalized and the permit is issued, projects typically mobilize for two to four weeks on site. Permit review timelines vary by jurisdiction and add to the total schedule.

Do I need a permit to replace a deck in Arvada?
Yes, in nearly all cases. Arvada requires a permit for any attached deck and for detached decks more than 30 inches above grade, and exterior permits require plan review. A licensed contractor must be listed on the permit when you hire out the work.

Can I reuse my existing deck framing and just replace the boards?
Occasionally, but we generally advise against it. Framing on older decks was built to different standards, and putting a 25-to-50-year decking material on a 20-year-old frame means tearing it all out again when the frame fails. If the framing is sound and recent, we will tell you.

How long does a new deck last in Colorado?
A properly built pressure-treated deck should give you 15 or so years with regular maintenance. Capped composite and PVC surfaces carry warranties well beyond that, and a correctly detailed frame with modern hardware and flashing will outlast the surface.

Do wildfire codes affect my deck rebuild in the foothills?
They can. Jefferson County's Wildfire Resiliency Code, effective July 1, 2026, applies structure hardening requirements to covered projects on unincorporated properties in the Wildland Urban Interface, which can affect framing and decking material selection. We confirm what applies to your specific parcel during design.
