Fairfax County

Our northernmost territory, and the one with the most established homes. Fairfax County backyards tend to come with mature trees, sloped lots, and existing structures from the 1970s and '80s that are due for replacement rather than a first-time build. Redecking and porch conversions make up a large share of what we do here.

We build in Annandale, Burke, Centreville, Chantilly, Clifton, Dunn Loring, Fairfax, Fairfax Station, Falls Church, Lorton, McLean, Oakton, Springfield, and Vienna.

Fairfax County has one of the more rigorous residential permit and inspection processes in the state, and many neighborhoods layer an HOA architectural review on top of it. We handle both — permit application, plan submission, and the ARB packet — as part of every project.

Prince William County

Prince William covers our fastest-growing communities, where newer construction often means a builder-grade deck that was never sized for how the family actually uses the yard. Expansions, screened porch additions, and multi-level rebuilds are common requests.

We build in Bristow, Dumfries, Gainesville, Manassas, Nokesville, Occoquan, Quantico, Triangle, and Woodbridge.

Stafford County

Stafford sits at the midpoint of our territory and is one of our busiest markets. The mix of established neighborhoods along Route 1 and newer development west of I-95 means we see everything from full ground-up outdoor living builds to targeted repairs and resurfacing.

Spotsylvania County & Fredericksburg

This is home. Our office is in Spotsylvania, and a meaningful share of our portfolio is within twenty minutes of it.

Fauquier County

Larger lots and more rural properties, where outdoor living tends to mean pavilions, pergolas, fire features, and patios sited away from the house rather than a deck bolted to the back door.

Culpeper County

Building for Virginia's Climate

Everything we build in this region has to survive the same thing: humid summers in the 90s, freeze-thaw cycles from December through March, and the occasional ice storm. That combination is hard on wood and harder on poorly flashed ledger boards, which is the number one cause of deck failure we find during inspections of existing structures.

We spec materials with that in mind — capped composite and PVC decking for low-maintenance longevity, pressure-treated or steel framing depending on the span and site, and stainless or coated hardware in every ledger connection. Do you pull the building permit? Yes. Permit requirements and thresholds vary by county across our service area, and we manage the application, plan submission, and inspection scheduling for every jurisdiction we build in.

Do you work with HOA architectural review boards? Yes. Many neighborhoods in Fairfax, Prince William, and Stafford require ARB approval before construction. We prepare and submit the packet as part of the design phase.
