Here's a pattern we run into a lot. Somebody buys a house east of I-75, moves in, and spends the first year or two living with a little concrete pad out back and a grill that's slowly rusting. They mean to fix it. Then summer hits, the mosquitoes and no-see-ums come out, and the whole idea gets pushed to "next year." By the time they call us, they've usually got a folder of Pinterest pictures and a real fear of hiring the wrong company.
That fear is fair. Plenty of people in this area will build you a deck. A remodeler who mostly does kitchens will. So will the handyman your neighbor used for his fence. Then there are companies like ours that build outdoor structures and nothing else. Online, you honestly can't tell us apart, so we figured we'd lay out what we'd check if we were in your shoes.
Why It Matters Who Builds It
Say you want to go after snook in Sarasota Bay. You could hire a charter captain from Lake Erie. He can drive a boat fine. He just has no clue about our tides, the grass flats, or where fish sit in August when the water's bathtub warm.
Outdoor building works like that. A deck hangs off the side of your house on a ledger board. If that connection is wrong, water gets behind it and rots the rim joist, and you won't see it until something gives. Porches and pergolas have their own headaches. Down here, add salt air that eats cheap hardware, UV strong enough to bleach a railing in two summers, afternoon storms from June through September, and the occasional named storm, and it's a different animal than framing a closet.
All we build are decks, screened porches, patios and hardscapes, pergolas, outdoor kitchens and fire features. No bathrooms, no roofs, no additions. So, when it comes to picking stainless versus coated fasteners on a job two blocks off the beach, or how deep to set footings in our sandy soil, our crews aren't guessing.
What We'd Look At (and What You Should Too)
We'd break it into six areas: how professional they are, whether they have an actual process, value, design, craftsmanship, and the warranty. Each gets its own section below, with our take on it.
Professionalism
The easiest place to start is licenses and insurance. Ask for them. If a contractor stalls or says he'll "get that over to you," be careful. Workers' comp is the one people forget. If an uninsured worker falls off a ladder at your house, guess whose homeowner's policy gets the call. Also keep in mind Florida's code is strict on wind, especially near the coast, which catches some out-of-state builders off guard. Every Archadeck location carries at least $1 million in liability coverage, and our people are trained, licensed and certified for what they do.
Next, notice how they handle the little stuff before you sign. Did they return your call? Were they on time for the estimate? That behavior doesn't magically improve once they've got your deposit. We send updates as the job moves along so you're not texting anyone at 7 a.m. asking if the crew's coming.
Then there's the job site itself. We park where you tell us, keep lumber stacked neatly, and sweep up screws at the end of the day so your dog doesn't find them.
About code: the inspector's checklist is the minimum. Archadeck Bradenton Sarasota has its own building standards, and a fair number of them go past what the county asks for.
An Actual Process
This one's simple to test. Ask the contractor to explain what happens between signing and the final inspection. Listen for specifics. Who runs the crew? How do they keep track of what's been done? Do they have written checklists? Somebody who answers "we just get it done" has answered your question.
Our process looks like this:
- Consult. We come out, walk the yard with you, and talk. Which way does the back of the house face? Where does water pool after a storm? Do you host big crowds for Bucs games, or is it mostly you, a book and the dog? The visit's free and you don't owe us anything after.
- Design. We draw up a plan for your house and your routine, and you get an exact price. That's the number. It doesn't grow once we start digging.
- Build. The crew follows the Archadeck job process from layout to final inspection, and we check in with you along the way.
Value, Which Isn't the Same as Cheap
We get calls to repair decks that were the low bid a few years back. Soft boards, rusted-out connectors, a porch roof that dips in the middle. Tearing that out and redoing it costs more than doing it right would have.
Part of what we bring is scale. Archadeck Outdoor Living is North America's largest outdoor living builder, so we can lean on designers and builders all over the country when a project gets tricky. We also work with suppliers like TimberTech and AZEK. That matters because a lot of manufacturer warranties can be voided by sloppy installation, and our training is meant to keep yours good.
The rest is small ideas during design that most folks wouldn't think of. Dark composite gets brutally hot in July, so we'll usually steer you lighter. A bigger landing at the bottom of the steps makes carrying food to the grill less of a balancing act. A few step lights let you use the deck after dark without breaking an ankle. None of those costs much.
Designs That Fit Your Home and Property
Your house isn't the same as the one next door, even in a subdivision. Different lot, different sun, different HOA rules (and some of those are strict). A newer build in Lakewood Ranch, an old cottage in Bradenton Beach and a canal house on Longboat Key all call for different things.
Watch how a contractor acts in the design meeting. Are they curious about how you live, or pushing whatever's easiest for their crew? Good designers ask a ton of questions and toss out ideas you hadn't thought of. If you leave feeling rushed or talked over, we'd keep shopping.

Quality Craftsmanship
Look closely at finished work. Trim corners that meet tight. Even gaps between boards. Railings that don't flex when you lean on them. Steps that are all the same height, so no one catches a toe. Grading that sends rainwater away from the house.
Pull up a few contractors' photos and compare them. Even if you've never swung a hammer, you'll spot the better work. Ask the builder to walk you through a couple of jobs and show you what they're proud of. You can start with our photo gallery.
Exceptional Warranty and Protection
A written warranty spells out ahead of time what the builder will fix if something goes wrong. Without one you're relying on Florida's implied warranty laws, and that usually means a lawyer and months of back-and-forth.
Worth mentioning: some contractors quit halfway through a job, typically because they bid it too low and ran out of money. That's why it helps when a warranty is backed by someone other than one small local shop.
When Archadeck serves as your remodeling contractor, you get a one-year written warranty on workmanship, covering things like splitting or badly warped boards, roof leaks, and pavers that shift. Structural parts (footings, paver base, columns, beams, joists, rafters, stair stringers, railing posts and rails) get a five-year written warranty. The National Guarantee Corporation also backs the project, guaranteeing it gets finished to the terms and specs in your contract, with a performance warranty of up to two years. Being local means we see what the weather does to outdoor projects up close, such as cheap composite decks fading in a couple of seasons. Plain steel screws rusting out on a project near the Gulf. Mildew in shady corners. Rain blowing sideways under a porch roof in August. We pick all our materials and details based on that.
We also know how people here use their backyards. A screened lanai gets more use than the living room for half the year. A west-facing yard can be too hot to sit in after 3 p.m. unless there's shade. And a lot of families would rather cook outside all summer than run the oven and fight the AC.
Bring These Questions to Every Estimate
Whoever you talk to, us included, ask to see their license and insurance. Ask if outdoor structures are their main business. Get the price in writing before work starts. Find out who'll be on site each day. Have them explain exactly what the warranty covers. And ask for addresses of a few similar jobs nearby so you can drive by.
